OneLin Capital has two big apartment projects planned in the University District, both on sites near U District Station, where light rail service begins in October. Neither property has been acquired yet.

The first project is at 4522 Roosevelt Way N.E., aka the University Mazda property. That’s been dubbed OneX. SkB Architects and MZA are designing two 23-story mixed-use towers that could have up to 622 units. (However, one might flip to offices; more on that below.) Both would be about 240 feet tall, with some retail and co-working space. The first design review will on July 26, in a virtual meeting.

The architects divide OneX into two components: the north tower, at the corner of Northeast 47th Street; and the south tower, closer to Northeast 45th Street. The latter would be north of what will soon be a tiny house village on the actual corner of Roosevelt and 45th, which is surplus property that Sound Transit eventually expects to sell to an affordable housing developer.
